Selling Your Property

Instruct Evolve Law

Once you are happy with the bespoke quote that you have received by email, please click the blue button at the bottom which will take you to a simple form to be completed online. Once we have received this, we will confirm that we are acting on your behalf to the lawyer acting for your buyer and the process can begin. You will receive a Welcome email from us which will outline what we require next.

Protocol Forms Completed

We will send you, either by email or through our app, various forms which need to be filled out so as to inform the buyer and their lawyer more about the property.

Client Due Diligence

Evolve Law are obliged to check your identity and the title of the property before moving forwards with the sale.

Contracts Sent

Once we have all of the relevant documents, we will draw up a contract package which will send to the buyer’s solicitor for their approval.

Enquiries Raised

The other side will ask us questions about the property and your ownership; some of these we will respond to ourselves and others we are likely to need your assistance with. These responses are sent to the buyer’s lawyer who will confirm that they are happy with them.

Redemption Figure Obtained

If you have a mortgage, we will ask you for the details so that we can find out the outstanding balance which will be redeemed upon completion of your sale.

Contract Signed

Ahead of the exchange of contracts, we will ask you to sign the formal sale contract.

Contracts Exchanged

Once all parties are happy that all outstanding matters have been satisfied and the deposit funds are ready to be transferred by the buyer’s solicitor, we will exchange contracts which legally ties all parties to the agreement to complete on a mutually agreed date, usually a week in advance. At this point you can start to book a removal van and look forward to moving out.

Completion

Moving day! We will confirm to you, and your agent, that the sale has completed once we have received the sale monies in full.

How long should it take? Whilst timeframes can vary considerably due to various factors such as mortgage delays, chains, searches and leasehold managing agents, the average transaction time from the sale being agreed to the seller moving out, according to the Homeowner’s Alliance, is almost 20 weeks. Thanks to our cutting-edge systems and superb staff, at Evolve Law we average around 12 weeks for a standard sale.
